The Certified W.I.S.E.R. listing program was created for homes in the Scottsdale and surrounding areas of Phoenix, AZ. The marketing program was developed by Gayle Henderson with RE/MAX Excalibur Realty to help her clients properly prepare their home for the market.
With the Phoenix metropolitan area market inundated with 'distressed properties', it is becoming more and more rare to find a property on the market that is 'move-in ready condition. The properties that are 'market-ready' tend to have a shorter market time. Buyers STILL appreciate quality and condition. In our opinion, buyers can feel more comfortable purchasing a Certified WISER home by knowing that the seller has been fully educated to the market and is transferred their property in prime condition.

When you meet with Gayle, she will go over the five qualities of a W.I.S.E.R. home in further detail. However, here is a brief overview: Offer a HOME WARRANTY to the buyer to help them feel more secure that any major repairs needed that occur after the closing, will be taken care of. Have the home pre-INSPECTED with both a general home inspection and a termite inspection. This gives you, the seller, a heads-up of any major or minor repairs that may be needed BEFORE you get into a contract with a buyer. STAGE your home yourself by adapting some of the tips Gayle will give you in her special report, or have a member of Gayle's "A" team help. There are many inexpensive ways to spruce up your home that will make your home sparkle! Have your home EVALUATED by a reputable appraiser for a current market value to help position your property in the market. Get REPAIRS done before we go on the market. You want buyers to feel reassured that your property is in great condition with no hidden surprises.
The Certified W.I.S.E.R. program allows us to not only attract prospective buyers to make an offer on the property over the competition, it attracts other real estate agents to want to show your home knowing that we have addressed many of the "deal killers" before we listed the home for sale.
